Overview
都心郊外にあるステレオタイプの社宅のリノベーションプロジェクト。社宅である場合、用途は「寄宿舎」となるが、この物件は珍しく各戸に水回りを備えていた為、「共同住宅」の取り扱いができることがわかった。そのため、社宅によくある、食堂やラウンジなどの共用部分は必要のない要素となったが、この部分を共同住宅でありながら広いラウンジやシェアキッチン、コワーキングスペース、はたまたスポーツスタジオを持つ新しい形の共同住宅にする企画である。
This is a renovation project for a stereotypical company housing located in the outskirts of the city. While the usual designation for such housing is "dormitory," this particular property, surprisingly, is equipped with individual water facilities in each unit. As a result, it has been revealed that it can be categorized as a "cooperative housing" instead of a typical company dormitory. Consequently, elements commonly found in company housing, such as dining areas or lounges, are deemed unnecessary. Instead, the project aims to transform these spaces into a new type of cooperative housing, featuring spacious lounges, shared kitchens, coworking spaces, or even a sports studio.
What I did
このプロジェクトでは、共用部分の再構築と新しい共同住宅のコンセプトを提案しました。まず、1階に備えられた大きなフットプリントを活かし、新たに天窓を設けました。この天窓を中心に、人々が集まりやすいリビングとダイニングスペースを計画しました。通常の社宅では見られない広い共用スペースに、ラウンジ、シェアキッチン、コワーキングスペース、スポーツスタジオなどの施設を組み合わせ、新しい形の共同住宅を提案しました。
特に、当時のコロナ禍の中で、在宅勤務が増加していたことを踏まえ、住戸から近い位置にある共用スペースを活用できるように工夫しました。これにより、居住者は自分の住戸からほど近い建物内で、中間領域的に仕事や活動を行うことができ、社会的な交流が促進されました。このプロジェクトは、時代背景や居住者のニーズにマッチした新しい形の共同住宅の提案となりました。
In this project, we proposed a reconstruction of shared spaces and introduced a new concept for cooperative housing. Firstly, we utilized the large footprint on the first floor by adding new skylights. Centered around these skylights, we planned a living and dining space where people can easily gather. Unlike typical company housing, we suggested a broad shared area that combines facilities such as a lounge, shared kitchen, coworking space, and sports studio, presenting a novel form of cooperative housing.
Especially considering the circumstances of the COVID-19 pandemic at that time, with an increase in remote work, we devised ways to leverage shared spaces conveniently located near the residential units. This allowed residents to engage in work or activities within the building, close to their residences, fostering social interaction. This project represents a proposal for a new type of cooperative housing that aligns with the contemporary context and meets the needs of the residents.
